New York is our home state, and New York is also home of the NY CEMA transaction. CEMA is short for Consolidated, Extension, & Modification Agreement. A CEMA Loan is an agreement between the Existing Lender and the New Lender to combine two or more loans into a new, consolidated loan. The purpose of a CEMA is to save the Mortgage Tax resulting from a refinance, CEMA allows the borrower to pay the tax only on the new money or additional amount above what was originally borrowed.
